Our services are
basically timberland management wherein we promote the maximum forest growth in
a given period of time. Our complete management services consist of the
following:
1.
We will promptly inventory all of your property by making a timber cruise and
then furnish you a timber inventory, appraisal, and detailed timberland
management plan setting up a cutting schedule, stand improvement
recommendations, and other various management techniques. There will be an
initial one-time fee quoted for this service.
(NOTE: In following years, when a timber inventory is needed the fee is
included in the management agreement.)
2. We will establish
and paint all outside boundary lines within one year after taking over
management.
3. Our management plan
will be followed when selling any of your timber; of course, any timber sale or
any other part of the management plan will only be carried out upon your
authorization.
4. All timber to be
harvested will be marked selectively which is approximately a third of the
mature timber. A 100% tally of all trees marked will be furnished to the
landowner and to all prospective buyers.
5. We locate markets
for all marked timber so that maximum value may be obtained. This is done
by accepting sealed competitive bids on each individual sale and includes the
handling of all details of timber sales, for example: Sales agreements, timber
deeds, and etc.
6. Personal inspection
of harvesting operations to insure proper cutting procedures will be carried out
following the cut.
7. Annual inspections
will also be made by air or ground to check for fire, insects, and/or trespass.

Any type of stand improvement work, such as elimination of hardwood brush or
tree planting, will be carried out at actual cost to you. However, any
stand improvement work will be done only if authorized by you. We charge
for our forestry supervision, which involves the actual cost for labor, social
security, worker's compensation and etc.
9. Any and all types of
encroachments, such as pipeline, powerline, highway rights-of-way, oil well
locations and others will be appraised for you. An appraisal charge will
be assessed against any company requiring any part of your property. This charge
is added to the total settlement and collected from the company involved.
You will then reimburse this firm's cost of appraisal fee that we have collected
from the company. Encroachments such as theft of timber is evaluated and
collected at our regular fee. Public utility rights-of-way will be
appraised and our fee is based on the volume of forest products cut and removed
by the utility involved.
Our fee for the above
mentioned management services is a percentage of the revenue received from all
sawtimber products cut from your property and a percentage of the revenue from
all pulpwood cut from your property.
The greatest value obtained
from our services is in the fact that we are working for the landowner and not
for a timber dealer who might be buying the timber. Our service places
timber sales on a competitive, business-like basis and protects the landowner
fully instead of having to depend entirely upon the integrity of the timber
buyer.
